The Portman Estate
The project comprised four two-storey office units 11-12, 13, 14 & 15 located within a mews in central London. Access to the site was severely restricted due to the existing headroom and width of the passage that led into the site. Noise and working hour restrictions were imposed by the adjacent residential properties, church and hotel and restaurant which all surrounded the project.
The works to all units involved the stripping out of existing fixtures & fittings. Within unit 15 all internal walls, floors, and the roof were demolished. The existing façade was retained using a shoring system that enabled the unit to be re-built comprising a steel frame, brick cavity walls and timber flooring. Within unit 11-12, the existing timber ground floor was removed and new internal foundations were constructed for a steel frame required to support the new beam and block ground floor and timber 1st floor.
Generally, a new chemical DPC was introduced together with timber treatment works, in addition units 14 and 15 also required damp-proof tanking. All of the existing roof coverings were replaced in a variety of materials to match existing, the external windows overhauled, repaired and partly replaced.
Internally all units were fitted out and serviced to a high standard.
